Your credit score plays a bigger role in your home buying journey than most people realize — it shapes your loan options, your interest rate, and ultimately how much home you can afford. Before you start shopping, it is worth taking a close look at where you stand. A quick conversation with me can give you a clear picture of your credit profile, highlight any areas worth strengthening, and map out the fastest path forward. Even a small improvement in your score can open doors to significantly better options.

Know What You Can Afford

Before you fall in love with a home, understand your numbers. A good rule of thumb is to keep your total monthly housing cost — mortgage, taxes, insurance — at or below 28% of your gross monthly income. I can walk you through exactly what you qualify for with no obligation.

Save for Your Down Payment

You do not always need 20% down. Many loan programs allow as little as 3–3.5% down, and Down Payment Assistance programs may cover even that. Understanding your options early gives you time to plan and save strategically rather than scrambling at the last minute.

Once you are in the loan process, avoid changing jobs, making large deposits, taking on new debt, or making big purchases. Lenders re-verify your finances right before closing. Stability is everything between application and closing day.

Most pre-approvals are issued within 24–48 hours once I have your documents. In many cases I can turn one around the same day. The faster you get me your paperwork, the faster you can shop with confidence.

It depends on the loan type. FHA loans can go as low as 580 with 3.5% down. Conventional loans typically require 620 or higher, and the best rates are usually reserved for scores of 740 and above. If your score is not where you want it yet, I can help you identify the fastest ways to improve it before applying.

Pre-qualification is a quick estimate based on information you self-report — no verification, no documentation. It gives you a ballpark but carries very little weight with sellers. Pre-approval is a full review of your income, assets, and credit. It is verified, documented, and tells a seller you are a serious and capable buyer. In today's market, pre-approval is essential.

Less than most people think. FHA loans require as little as 3.5% down. Conventional loans can go as low as 3%. VA loans require zero down for eligible veterans. And if even that feels out of reach, Down Payment Assistance programs may be able to cover your down payment entirely. There is likely an option that works for your situation.

Standard documents include: two years of W-2s and tax returns, your two most recent pay stubs, two months of bank statements, a valid government-issued ID, and if applicable, documentation of any additional income sources. Self-employed borrowers may need additional items — I will walk you through exactly what applies to your situation.

From pre-approval to closing typically takes 21–45 days once you are under contract on a home. The timeline depends on the appraisal, underwriting, and how quickly all parties respond. I work to move as fast as possible and keep everyone informed every step of the way so nothing gets delayed.

This is one of the most common concerns buyers have — and honestly, one of the most overstated.

A soft pull gives you and your lender a general estimate of your credit standing. It does not affect your score, but it also does not go deep enough to issue a real, verified pre-approval. Think of it as a rough sketch — useful for a conversation, but not enough to make an offer.

A hard pull is a full credit review. According to FICO, the impact for most people is fewer than 5 points — though the exact drop varies from person to person depending on your overall credit profile, history, and number of existing inquiries.

Here is something most people do not know: if you are shopping multiple lenders for a mortgage, FICO treats all mortgage inquiries made within a 45-day window as a single inquiry — so comparing rates does not multiply the impact.

In a competitive market, a soft pull pre-qualification is essentially a polite guess. A hard pull pre-approval is proof. Sellers know the difference, and so do listing agents. The minor, temporary impact on your score is a small price to pay for the credibility and purchasing power a true pre-approval gives you. Most scores recover within 60 to 90 days — and by then, you may already have the keys to your new home.

Mortgage Glossary

The Terms You Will Hear.
Explained simply.

Mortgage language can feel overwhelming. Here are the terms you are most likely to encounter — in plain English.

APR
Annual Percentage Rate. The true cost of your loan per year, including the interest rate plus fees. Always compare APR — not just the interest rate — when shopping lenders.
DTI
Debt-to-Income Ratio. Your total monthly debt payments divided by your gross monthly income. Most loan programs prefer a DTI below 43–45%. The lower, the better your options.
LTV
Loan-to-Value Ratio. The loan amount divided by the home's appraised value. A lower LTV means more equity and often better rates. 80% LTV or below typically avoids PMI on conventional loans.
PMI
Private Mortgage Insurance. Required on conventional loans when your down payment is less than 20%. It protects the lender — not you — and can be removed once you reach 20% equity.
Escrow
A neutral third-party account that holds funds during the transaction. Your lender may also collect property taxes and insurance monthly and hold them in escrow to pay on your behalf.
Rate Lock
An agreement that guarantees your interest rate for a set period — typically 30 to 60 days — while your loan is being processed. Protects you from rate increases before closing.
Underwriting
The process where the lender verifies all your financial information and the property details to make a final loan decision. This is where conditions may be requested before final approval.
Closing Costs
Fees paid at the close of the transaction — typically 2–5% of the loan amount. Includes lender fees, title insurance, appraisal, prepaid taxes and insurance, and more.
Amortization
The schedule of your monthly payments over the life of the loan. Early payments go mostly toward interest. Over time, more goes toward principal. A 30-year loan fully amortizes over 360 payments.
Clear to Close
The best three words in real estate. It means underwriting has approved your loan and all conditions have been satisfied. You are officially ready to sign and receive your keys.
Title Insurance
Protects you and your lender against any claims or disputes over who legally owns the property. A one-time fee paid at closing that covers you for as long as you own the home.
Points
Prepaid interest paid at closing to permanently lower your interest rate. One point equals 1% of the loan amount. Buying points makes sense if you plan to stay in the home long enough to break even.
